Austin resident for the last 7 years (yeah I know!) and we are looking for a small ranch property in the Hill Country (20-50 acres). Preferable with riverfront access. I went and looked at one in Llano that was decent but the realtor I was set up with was pretty terrible. I know Swope has a group but it looks to be Brazos area stuff. I figure there has to be a good Ag who has a land group. Thanks!

that's right! good call. It's not for cattle. It's more for fun for kids, long term investment, and probably a future home site when kids leave for college. I grew up helping my grandad ranch in north texas.

give a shout to Randy Kruse at Kruse Ranch and Homes. He does a lot of work around Mason. Not sure how far east he goes. But, I imagine Llano is part of his business.

I don't think more people/development would lower the land prices, but extended drought wouldn't help.

Of course. I just meant to the extent more people/development adversely affects water supply. Premium waterfront loses that premium if no water. I hope that doesn't happen.

Severe water shortages in the Hill Country are worsened by uncontrolled development. Before purchasing see what the projections indicate. Much of the Hill Country is not really regulated and big landowners, developers and others are making applications for big wells. Many springs are at risk and declining. Some counties are trying to put in more strict restrictions on minimum acreage necessary to drill a well. Not an enviro but rational, reasonable water use is going to be required. We need to look at rain catchment and reuse options to lessen the pressure on the springs for water use. Those springs also feed our creeks and rivers that make this part of our state so desirable. Also, be aware that not only is the issue water availability-but also efforts to dump wastewater discharge into pristine streams. Doing that causes algal blooms and destruction of our clear, spring water. See article below for more on the threat to springs.
