We need a new realtor, someone local to the SW Joe Pool Lake area. We have done most of the prep work, in that we have searched the MLS listings for a couple of months and generated lists of homes we are interested in. We have viewed around 15-20 homes at this point, but have decided our current realtor is happy letting us do all the work. I don't mind searching, but I need someone local who can hit the pavement and FIND the right house for us.

Please let me know if any Aggie realtors are local to that area.

Someone else suggested this site to me when I was asking for Realtor suggestions - www.AgsReward.com

I don't know what your price range is, but I do a lot of work with the developers for Grand Peninsula and Mira Lagos. Both appear to be nice neighborhoods.

Shes not an Aggie but Dee Davey in Mansfield sold both of our houses about 6 years ago. She is a very well known/respected realtor in Mansfield. I do not know exactly what other realtors think of her but our family had a great experience with her and she gave my parents some ideas on where to move to and we followed her advice and my parents are still in love with where they live.

Not sure what exactly you're looking for but my father-in-law wants to sell his house. I'm not sure who he's going through but I could at least give you the particulars. He's right on the golf course too if that floats your boat.

Yes, on Mansfield National. It's a large 2 story. 4 beds, 3.5 baths, media room, office downstairs. Wood floors through out the downstairs. Nice storage shed in the backyard.

Asking price is $265000. He is motivated to sell.

Let me know if you're interested. Could be a steal in this market.

how big of an area is the mansfield national these days? I remember when it was first "built" and they started developing the area with not much surrounding. I always thought i wanted to return to mansfield when i got older but its gotten WAY too big these days. Such a waste of a once peaceful/friendly community.

well, mansfield is very much a modern day suburb. the area around mansfield national has alot of nice homes but not alot around it. that can be a positive, depending on who you are and what you like. i like that it's quiet around there. of course more development is coming. a Big League Dreams ballpark complex is almost complete. right near it, a Hawaiian Falls waterpark is coming. both of these are right across from National.

i like the area. it just needs a few retail options but not too much. you know how that can go.

yea i heard about that Field of Dreams. About 5 years ago I thought i heard rumors of a mall coming in but that obviously hasnt happened. I went back to the area over Christmas made the trip up to the new Highland Village or whatever its called and was EXTREMELY impressed with that area.

we closed on a house in mira lagos 10 days ago...suffice to say, the stress level is high with the move, but we love the house we found...we bought through the builder though, so won't be much help on a realtor...

iceberg, if you have the address or MLS number, I would love to look it up. I am interested, that is pretty much what we are looking for. How is the back yard. We have one large dog and would like another, but want plenty of room for them to run. Being ON MNGC would be great...for me!

Have you guys seen the Mansfield ISD complex on 360? That football stadium is incredible! I have heard from so many folks that the area is growing, but I love that Mira Lagos is tucked in to the nook in Joe Pool Lake, not much more to put in there.

Hince-mind if I asked which builder. I am not averse to buying direct, just curious on your overall pleasure (or dis-) with that builder. I have been extremely impressed with the Paul Taylor homes and liked the sales rep ok.

In Mansfield, you can't possibly go wrong with Dee Davey, she was running her own outfit for about a decade, but recently merged with Remax.

She is very highly spoken of by anyone that knows her.

You'd be more impressed if you lived here. We've been looking forward to something like this on our end for a while. My wife and I really like going there and it will be better as more shops come in. And the next phase is about to get going pretty soon. More restaurants, a D&B's and more.

You don't really know how nice it is until you've been to a game there. There are some college campuses (UTA for example) that don't have anything like this. And there's a natatorium behind it. Some people see it as a waste but I think the district got it all done for a good price.

Another tidbit about that area--MISD has a high school scheduled for that area for 2011. This should add an even more community feel for that Mira Lagos/Grand Peninsula/Mansfield National area.

I bilt a home with K Hovananian...it was a bit of an awkward situation because we bought a "sold spec." The home was originally designed/built by another party, but they had to back out. We were able to get, what I think is, a pretty good deal considering the timing of purchasing it (we were still able to go through and pick out flooring, counters, etc...we just didn't have much flexibility as far as the actual layout was concerned, obviously).

As far as overall satisfaction, I was very impressed with our builder/construction rep. The sales people they had weren't overwhelmingly impressive, but the guy we had building the house was very helpful and bent over backwards to please us (which is want counts, imo).

and the best part about the house is that it backs up to the corps of engineering land at the tail end of joe pool, so we got a huge backyard with no worry about someone looking over the back of our fence.

I was off a little on the price...it's listed at $269,900. But that's through the Ebby Halliday. The price should go down if you want to buy direct from my FiL.

The backyard isn't massive, but it gets the job done. Most lots in this area don't give you a massive backyard anyway unless if you're in a cul de sac. And that's still a maybe.

Oh, and the lot doesn't back up the course but you could walk across the street and be there. I also think being a HOA member gets you membership to the course or something like that.

Matt, that's great. I hear alot of people lately being able to jump on a house after someone else has backed out. I'm glad you got it done and had a good experience.

Joel, thanks for the info. My wife should be going up this weekend to look some more, so I may have her add it to her list and shoot you an email.

I appreciate everyone's references for realtors, I can't decide if I want to try the AgsReward (not sure how long it takes to get set up, and we need quickness), or if we will call Dee. Sounds like she knows her stuff. If anyone else has any more input, let me know.

Also, I am thrilled to hear that MISD will be adding a HS in the neighborhood. That should improve the value, especially if MISD does it right and creates a Recognized campus.

About the schools...my little sister in laws went to each of the 4 zoned schools at some point. Their all great schools. What I like about MISD is that they work hard to improve their schools and try to set high standards. Of course there are areas for improvement but most of the schools are good overall. The current high school zoning is to Timberview HS. I taught there (and could be going back in the future). Don't listen to people if they start talking negatives. They usually rumors circulated by people who've never set foot inside the school. There were some problems with problem kids but the staff has made great strides in improving that. I wouldn't be surprised to see it as a Recognized campus in 2 to 3 years. Our scores were always pretty good--maybe even better than Mansfield HS. It's just VERY hard for a high school to break into Recognized.
